The Havn County Housing Guide

HAVN COUNTY HOUSING GUIDE

At the current time, TCG’s Havn County will only offer free-entry houses that exist in the game. As the server grows and expands, more properties and unique village locations will be offered for sale. All properties will be assigned a tier, additions accounted for, and then location will be taken into account so a final sale price can be assigned. Buyers are first come first serve if they qualify for the purchase of housing.

Eligibility For Property Ownership

While we’d love to provide housing for every player in Havn County, there simply isn’t enough property to go around.   So in order to make sure characters are dedicated to the server – its activities and storylines – we would like to place some restrictions on who can purchase properties.  The fairest way we can do this, beyond setting prices on property, is to make a requirement of time on the server.  Thus, players must have at least a total of 50 hrs on the Server to initially buy a home, then 10 hrs a month in game play time to keep a house owned.   Staff can buy property for one character without this requirement due to their volunteer time.  Houses are also available via Supporter Packages (coming soon).

Players can check their own hours at any time via the T menu command:

requirements for various ownership and functions.

  • Barn $10,000
  • Guest house/Secondary Cabin $5,000
  • Workshop $2,000
  • Paddock/Round Pen $2,000
  • Nice Decor $1,000,
  • Fence/Wall Border $2,000
  • Paddock $3,000
  • Dock $1,000
  • Outhouse $500

Add additional cost per functional structure, depending on gameplay value.  Structure value must be based on usability, not visual appeal alone.  If something isn’t listed, just charge the closest realistic fee.

Pricing Formula Model

Final Property Price Total =

Base Tier Price  + Location Adjustment  + Structure & Amenities Adjustment

Using a structured formula ensures pricing consistency across staff members.  All sales must be recorded on the sales ledger and property inventory page.

Admin Notes

Property Creation Standards

Before approving a property for sale, verify:

  • Door placement functions correctly
  • Interior spawn is safe
  • No clipping or exploit gaps exist
  • Storage is accessible
  • Land boundaries do not overlap neighboring properties
  • No access to restricted map areas

Properties that fail these checks must be revised before listing.

Market Balance Policy

To maintain a stable economy:

  • Limit the number of high-tier properties available at one time
  • Avoid releasing multiple ranch-tier homes simultaneously
  • Track average sale prices monthly
  • Adjust new property pricing if inflation increases

Housing should feel like progression, not immediate entitlement.

Property Approval Process

Before listing for sale:

  1. Tier assigned
  2. Location modifier applied
  3. Storage evaluated
  4. Structures reviewed
  5. Final price calculated
  6. Screenshot archived
  7. Logged in master housing document

Only approved properties may be published publicly.

Repossession and Relisting Policy

Properties may be reclaimed if:

  • Player is inactive beyond server policy
  • Player is permanently banned
  • Housing rules are violated

Upon repossession:

  • Remove keys
  • Reset furniture if needed
  • Recalculate market value
  • Relist appropriately
